The Alii Gardens Marketplace is a unique open air marketplace featuring a cross section of vendors and merchandise. Open since 1999 and operating under a Special Use Permit from the County of Hawaii, the Alii Gardens Marketplace continues to be one of the most popular attractions on the Kona coast. Improvements include 35 – 10’x10′ kiosks, 1 – 10″ x 20″ kiosk, 1 – 10′ x 20′ Food Kiosk, 1 – 10″ x 80′ ‘barn’ and a restroom facility. The outdoor market is fully landscaped and irrigated with a large parking lot and great visibility and traffic from Alii Drive. Of the total 5 acre property, the lower section (approx 2.5 acres) is developed for the market and the upper section is currently undeveloped, zoned Ag 5a and can be developed into a personal residence, among other uses. Because this property falls within the Kona Community Development Plan’s Urban Area, and is zoned Urban by the state, there may be some development possibilities as well.
